ARCHITECTURAL DESIGN + DELIVERY | Basic services for a standard architecture project are divided and performed traditionally in five phases: schematic design, design development, construction documents, bidding or negotiation, and construction administration. At DAAM, we also offer a 6th phase for pre-design services at the onset of a project which includes basic code and budget analysis.
DESIGN ENGINEERING | At DAAM we are excited about using design to solve problems. Our Design Engineering service is for clients that have a developed concept or idea that needs figuring out in order to get it built. DAAM's Design Engineering services are appropriate for a variety of object ranging from furniture to art installation to building facades. It's a process where we put on our maker hats and figure out the details of how to get things built.
PROGRAMMING | Our Programming service is for clients that need help clarifying project goals and design issues. This can be a tough task for some clients, so we offer strategy analysis, feasibility studies, implementation studies, and concept development through this service. Our goal is to work with you to help create a rational basis for design decision making and to ensure that the project reflects the your values.
CONSTRUCTION MANAGEMENT | Our Construction Management services allow for our clients to have single-point accountability during a project. They are designed to help maximize return on capital investment, to save time and money, and to increase project quality. If you retain DAAM’s servies for construction management you can expect project program reviews, advice to project architect (if not DAAM) on pertinent project issues, preparation of time schedules, preparation of budgets and cost estimates, oversight and counsel during the bidding and preparation of construction contracts process, supervision of construction phase of work, oversight of project closeout, and coordination of the work of all project participants.
PERMITTING | Our Permitting service is for both large and small projects. Like most of our services, it does not require that DAAM is the architect on the process. This service ideal for clients that have their design complete and need assistance in verifying that it complies with the building code. During the process we can help determine whether alternative methods or materials meet code requirements, assist in interpreting complicated code issues, as well as assist clients in jurisdictions without a building code. This process includes analysis of preliminary design, review of construction documents, preparation of reports, coordinating with code officials, and preparation of a final report.
PROJECT BRANDING | Over the past decade we have found that most built things in the contemporary world need a brand - a way to remember them by. Regardless of whether these objects are a building, a table, or a city, there is a need to think about their meaning and marketability. RESEARCH + DEVELOPMENT | At DAAM, we have an understanding of research methodology, strong critical and analytical thinking skills, eclectic expertise, and project management skills. We are good data gatherers, data analysts, and writers. RENDERING + ILLUSTRATION | DAAM offers a variety of graphic content production options and styles and through this service can assist clients in depicting a building, spaces, and objects for the purposes of securing funding for construction, selling a project to potential buyers, or obtaining regulatory/public approval of a project. Deliverables can include but are not limited to elevations, floor plans, sections, details, and process depictions.
VALUE ANALYSIS | Value analysis is defined by the American Institute of Architects as an explicit set of disciplined procedures designed to seek optimum monetary value for both early and long-term investment. Value analysis uses tools such as function analysis and risk analysis and relies on collaboration and creativity coupled with accurate cost estimating. DAAM’s Value Analysis helps achieve more effective cost management and better aligns scope, performance/quality expectations, and budget. During this process we work with clients to define scope and value objectives, compile background information, brainstorm alternative solutions, evaluate ideas generated, develop recommendations, and prepare reports.
PROJECT FINANCING + DEVELOPMENT | At DAAM we believe that architects can increase our value to building owners by incorporating project financial analysis into our planning and design services. For this reason through our Project Financing + Development service we estimate project financial performance, provide a basis for development budgeting, help structure project financing, and assist in obtaining project funding for new construction or refinancing for existing facilities. We do this by defining financial goals and objectives, outlining variables for evaluating alternatives, developing financial scenarios and project outcomes, comparing outcomes with financial goals and objectives, and adjusting initial requirements as needed to achieve desired outcomes.
DETAILED COST ESTIMATING | Detailed cost estimating is defined by the American Institute of Architects as the process of predicting the cost of a facility through quantitative analysis of the work required by the design documents. Although not always required by clients, detailed cost estimates can be an important part of overall cost management and budget adherence. This services is geared towards towards validating project construction budgets, establishing a benchmark for a construction bids or negotiation, and establishing a basis for financing. During the process, we will define the scope and parameters, prepare an estimate, validate contents and assumptions, and reconcile estimates as required.
PHYSICAL PROTOTYPING | For our physical prototyping, we roll up our sleeves and work with fabricators to iterate through designs. Through this service, we explore materiality, form, function, and sustainability. We are excited to present our clients with designed physical objects to better understand their projects and ideas.
